The Core Invest Group is a private real estate investment company headquartered in Brussels. Our core business consists of investing in direct real estate, real estate debt and offering fund management services. We treat our investors' capital as our own as we always invest alongside our partners.

The Core Invest Group is divided into three geographical departments: Belgium, Germany & Rest of the world.


We create value by establishing solid streams of growing rental income in our assets under management. Furthermore, we experience significant capital appreciation over our investment horizon by selecting promising locations and managing our assets to the highest standards. 

 

Our teams' strength lays in its experience & skills that cover the full spectrum of the investment cycle. We supervise our investments in detail throughout the entire process. We have experts in all areas where value can be added, whether that is obtaining permits, construction management, acquisition process, investment structuring or any other field. Our group of companies manages portfolio's that exceed $100 million and have invested in more than 10 countries.

Investment management

Core Invest offers a wide range of services to its investors across the entire cycle of ownership.

We stand by our investors throughout the whole cycle. This includes looking for the right assets, strict analysis & due diligence, appropriate & optimised investment structure, negotiations, refurbishments or construction management and divestments. Thanks to our strong relationships with local agents, we constantly obtain excellent investment opportunities & off-market deals. 

Asset management

Our experienced team takes care of the smallest detail of every single property. We hereby make the most of every opportunity to maximize our returns. This occurs through the many services we offer that include tenant-owner relations, improve relationships between the tenants, financial management, and commercialization.

As we manage our properties we aim to maximize its value and its investment return. Thanks to our solid experience, we improve tenant retention rates and have minimal void periods. Our quick and appropriate reactions to any issue that relates to property management enables us to minimize capital expenditures that do not immediately add value.

Thanks to our strong presence and established network, we constantly have the opportunity of sourcing off-market deals. We enter deals at an early stage securing higher yields.

BELGIUM

Strategy: High Yield or Short Term Capital Gains

The Belgian residential property market has fared well, with an exceptional upward turn over the past 15 years.

We invest in quality high yield producing residential properties within Belgium’s major cities, mainly Brussels and Antwerp. The buildings are mainly residential, but may also include mixed-use with retail space. Most apartments are rented under traditional long-term contracts, but some are rented furnished under short-term contracts.

Our strategy is to remain opportunistic in the approach while implementing well defined acquisition and refurbishment programs. We focus on acquiring assets that deliver superior risk-adjusted yields.

We are able to execute clearly defined value added refurbishment programs thanks to our different teams in Brussels and Antwerp.

GERMANY

Strategy: Capitalising on a Growing Market

Germany has been attracting a growing number of skilled people from all over the world. Berlin especially has been attracting many foreigners and Germans from other parts of the country. Real estate prices in Berlin were relatively low on a square meter basis compared to the rest of Germany and other European cities. Consequently, Berlin has been experiencing growth rates well above average and is expected to continue to do so. This holds true for rental growth as well as capital appreciation. 

We seek out properties in the city centre that have improvement potential. These improvements can come in all forms such as the development of rooftops, enhancement of the common spaces or bringing in quality long-term tenants. Our location criteria are strict; we look for the best central locations in order to make sure that our buildings will produce stable yields of high quality.

REST OF THE WORLD

Strategy: Long Term Capital Gains through Strategic Partnerships

The Core Invest Group and its partners engage in joint real estate investments in properties with predictable cash flows and potential to generate long-term capital gains.

Alongside our direct involvement in Belgian and German real estate investment, we are investing in other countries with local partners. Spain, London, New York, Israel, Netherlands, Luxembourg to name a few.

This enables us to diversify and brings us a better understanding of these markets. We will continue to develop this strategy in future years. We take advantage of partners with a very strong local market knowledge and execution strength.
